Hire a Professional Stager

 

Though staging your home will not conceal preexisting issues (fancy furniture is not going to distract that much from 100 year old poorly maintained wood floors) it does highlight the selling features within your home. According to the National Association of Realtors, staging had no effect on only 4% of buyers’ view of the home. This means that when a potential buyer walks into your professionally staged home, two things happen. First, the buyer is able to see how they (and their stuff) will live there. Most people have a hard time envisioning what living in a home looks like and staging helps illustrate that picture for them. Second, potential buyers may not focus on smaller, less important details. If the home is beautifully staged and there are no personal items, the buyer is more likely to focus on the home itself rather than that awkward family photo you’ve been meaning to retake for years.

 

 

 

Use High Quality Photos 

 

Imagine your home is a model looking for work. Would you submit a cellphone quality photo to potential modeling agencies? If you are looking at a food menu, would you go to the place with grainy, poorly lit photos or opt for the restaurant with beautiful photos throughout their menu? Photos matter. Especially when you want to get people through the door. Most potential buyers start their home search online which means the content that is put out featuring your home should be eye catching and pleasing. Even if the home is beautifully staged, it is difficult to look past poorly taken photographs.

 

 

 

 

 

(Realistic) Price is King

 

David Price of The Price Group says price is the most important factor in selling your home: “You could have the most beautifully staged home in the area and no one will see it if it’s overpriced. Price cures everything.” Price is the overall determining factor for most home buyers. Walls can be painted, fixtures replaced, but going $50,000-$100,000 over budget isn’t an option for the average buyer. Your real estate agent should be able to find the comparables and find the correct market value based on your home’s condition, upgrades, and location.
