Downtowns Newest Affordable Housing Project!

Construction is underway on Delmar 745, a $21 million, 12-story apartment building in downtown St. Petersburg that will provide affordable housing.

The project, with 65 one- and two-bedroom apartments for formerly homeless and low-income individuals and families, comes amidst a housing crisis in Pinellas County.

There’s a deficit of 19,820 units for extremely low-income households and nearly 34,000 for households at or below 50 percent of adjusted median income, according to a recent study from the Foundation for a Healthy St. Petersburg and Collaborative Solutions Inc.

McCormack Baron Salazar Inc., a St. Louis-based company that specializes in the revitalization of urban neighborhoods, is the developer of Delmar 745. The project broke ground in April and is expected to be completed in fall 2019, said Sandra Seals, senior vice president.

Delmar 745 will be managed by Royal American Management Inc., the Panama City-based company that also manages Burlington Place and Burlington Post, affordable housing apartments in Kenwood.

McCormack Baron has developed more than 21,000 homes in 45 cities, including in Miami. Delmar 745 is the company’s first project in the Tampa Bay area.

Tampa Bay Fast Pitch Awards! Local nonprofits

Four years ago, April McKnight was a newly single mother in search of a safe place for her and her three daughters to live and get back on their feet.

McKnight found it in Shepherd’s Village, a Largo-based nonprofit that offers single mothers career guidance, life skills training, a place to live with their children and a community of other moms dealing with similar circumstances.

Today, McKnight is a Shepherd’s Village graduate and the organization’s administrator and community outreach assistant.

She is also one of the success stories that helped Shepherd’s Village earn the $25,000 first place prize at Social Venture Partners (SVP) Tampa Bay’s 2018 Fast Pitch event last week at the Palladium Theater in St. Petersburg.

Fast Pitch is a “Shark Tank”-style contest in which Tampa Bay area nonprofit organizations and socially conscious business enterprises pitch their innovative operating models to a panel of judges and a live audience.

Stepping on stage to present for Shepherd’s Village, McKnight showcased SV University, the faith-based learning center designed to better prepare single mothers to lead a one-parent household, and Shabby2Chic, the boutique thrift shop in Belleair Bluffs that sells furniture and accessories to support Shepherd’s Village’s mission.

McKnight says the group started five years ago with a “moving truck full of donated furniture and a vision to use repurposed furniture to repurpose lives.”

So far, the organization has housed more than 280 single mothers and reached thousands more through its SV University program.

In total, Social Venture Partners Tampa Bay and its partners and sponsors awarded $60,000 in funding at the event.

And the winners are …

Sewn Apart earned the $15,000 second prize. Tampa resident Ericka Leigh started that “environmentally and socially conscious fashion-forward accessory company” in 2016. Leigh makes and sells specialty bow ties- including a bright red one she wore for the event- from discarded clothing and textiles that would very likely otherwise end up in a landfill. Leigh described it as  making “new fashions out of old fashions.”

Sewn Apart donates a portion of sales revenues to organizations such as The Sustainable Living Project, a nonprofit urban farm and education center.

Indi-ED, an independent K-12 school near downtown St. Petersburg that is working to reimagine education with a curriculum tailored to meet students’ interests and individual abilities, earned the $10,000 third place prize. The school is now in its third year of operation.

Founder and educator Christine Laurenzi said the school’s unique model led to consecutive years of 63 percent and 75 percent enrollment growth.

Laurenzi says the funding from SVP Tampa will go toward helping some families the school has had to turn away with tuition assistance.

SailFuture, a Sarasota-based residential group home for 15- to 18-year-old boys in foster care and after-school mentoring program for at-risk youth, took home the $5,000 audience choice award. Sailing is a unique part of that program’s team-building focus and SaliFuture’s fleet of sailboats includes the 65-foot Defy The Odds. SailFuture founder Michael Long and graduate Andre Lewis, who went through the residential foster care program and on to college, says the organization is filling a need at a time when less than half the children in foster care graduate high school and less than one percent graduate college.

Keep St. Pete Lit, a 2017 participant that uses arts, education, and events to celebrate and promote the city’s literary community, won the $5,000 alumni prize.

During the event, audience members in the packed theater could use their cell phones to donate to the 10 organizations that made the finals out of the more than 50 that applied. Those organizations then participated in a six-week business accelerator program leading up to the Fast Pitch competition. The other finalists were Autism Shifts, Florida CEED, Great Exploration’s Children’s Museum, the Pinellas County Urban League and the Louise Graham Generation Center.

SVP Tampa is the local chapter of SVP International, a philanthropic group that helps nonprofits develop business plans for long-term sustainability in a time of uncertainty for government funding and private donations.

Since forming in Seattle in the 1990s, SVP International has awarded approximately $70 million in funding to 900 organizations.

The St. Pete Cross-Bay Ferry service is BACK

Processed with Rookie Cam

The Cross-Bay Ferry, which began with an exploratory pilot program in 2016-2017, will officially return Nov. 1, running between St. Petersburg and Tampa six days a week.

There were lessons learned during that six-month test run: This time out, the boat will make more back-and-forth runs, staying docked later in each city to accommodate concerts, sporting events and date night dinners, and ticket prices have been lowered.

The cities of Tampa and St. Pete have each pledged a $150,000 subsidy for the 2018 edition; another $300,000 will be split between Pinellas and Hillsborough county governments. Should the ferry turn a profit – and more than 37,000 riders bought tickets during that relatively brief pilot season – they’ll get a return on their investments.

Seattle-based HMS Ferries will operate the 98-foot, twin-hull aluminum catamaran Provincetown III. It’s a passenger-only ferry – cars will need to be parked somewhere downtown – but there’s room for up to 30 bicycles.

The vessel is licensed to carry up to 149 guests at a time, with outdoor and indoor (i.e. covered) seating.  Food, water and soft drinks will be available, as well as beer and wine.

One-way tickets cost $10 in 2016 and 2017; now, they’ll be $8, with discounts for students, seniors and military personnel (both active and retired). Children age 4 and under will ride for free with a paid adult. Round-trip tickets will not be available.

(According to the ferry website, Returning guests will line up to board the vessel on a first-come, first-served basis. Departing and returning tickets must be purchased separately, but may be purchased at any time from any ticketing platform.)

Each crossing takes about 50 minutes.

A survey of ferry passengers, taken in the spring of 2017, found more than 90 percent were local residents, as opposed to tourists. The survey also revealed that the ferry was making a positive economic impact on local businesses, as 60 percent of passengers spent between $15 and $40 per person at their destination.

Provincetown III will dock at the North Yacht Basin in St. Petersburg, on Bayshore Drive near the Vinoy Renaissance St. Petersburg Resort (SunDial garage parking will be free with your ferry ticket). In Tampa, it will dock behind the Florida Aquarium.

For tickets, and additional information, visit the Cross-Bay Ferry website here.
