Tips For Buying A Home in St. Petersburg

Buying a home is an exciting event. It can also be stressful. The Price Group can help make your transition into your new home seamless. Here are some tips for buying a home in St. Petersburg.

Get your finances in order.tips for buying a home

Consider the costs of buying a home. Ideally, you want to have money saved for closing costs, down payments, inspections and moving and repair costs. Also consider costs after move in. Some of the missed costs of a home are insurance, property taxes and HOA dues. Let buyers know you’re serious and get pre-approved for your home loan. Not only will this save you time because you’ll be looking at houses you can afford, it will also give you an edge against a buyer who may not have lending set up. Also, don’t move money around or open up any credit lines at least six months prior as this may affect your loan.

Use your instincts, not your heart.

Remember that there is no such thing as a flawless house. Buyers should not expect the seller to address every cosmetic issue in the home. The main thing to remember is to keep your expectations realistic. There may be some issues the buyer may need to compromise on in order to find their dream home. (For example, walls can always be painted.) The same can be said for the neighborhood you choose. Researching the neighborhoods and surrounding areas can help you focus in on available houses and make the search less overwhelming. 

Some neighborhood questions you may want to consider:

  • Are there schools nearby?
  • Do the amenities in the neighborhood fit my lifestyle?
  • What is the commute to work like?
  • Are there public utilities such as recycling, garbage, water, etc?

Stay on top of deadlines.

This is something your realtor should help you with, especially if you’re a first time home buyer. Depending on the closing dates and type of property the schedule can vary. Some of the most important events that you want to keep track of are escrow deadlines, final walk-thru, and closing. Other things to consider are making sure your utilities are canceled, opened, or transferred and packing up your home to move.

Moving in.

You made it! Home ownership is finally yours and you deserve to celebrate. But before you do, you have to move in. In the weeks before the move-in day, you should inventory your home and decide what to keep and what can be donated in order to de-clutter and make your move easier (the fewer boxes to carry the better). If you’re done with the days of bribing friends with pizza and beer to help, professional movers may be a great option for you. It may also be a good idea to have your furniture cleaned before you have it moved into the new home. Lastly, check out local restaurants and food delivery service such as Uber Eats. After a long day (or two) of moving, the last thing you’ll want to do is make dinner. Order in or go out and enjoy what your new neighborhood has to offer.

Trick or treat! Soon little ones will be knocking on doors in costumes and adults going to less-than-kid-friendly (but still fun!) events. Halloween is a fun-for-all-ages day. But a lot can go wrong. With the recent creepy clowns that have been popping up throughout the country, we want to make sure you are being safe this candy-eating season. Here are some Halloween safety tips to help keep you and your family safe this year.

Tips For Parents

1. Don’t walk in the street

In neighborhoods like Kenwood or Old Northeast it can seem easier to cross the street wherever it’s convenient instead of crossing in the crosswalk. Especially with the parking of larger cars on the street, it can be very difficult for oncoming cars to see children in time. Also, avoid walking between parked cars. Bottom line: Use the crosswalks. That’s what they’re for.

2. Ensure your child is seen

If you are unable to go early in the evening, make sure your child is seen by passing cars by adding a reflective tape to their costume, shoes, and/or candy bag. You can also have them carry or wear glow sticks, just ensure that the life of them is longer or as long as you plan on being out and about.

3. Do not leave your child unoccupied

Again, maybe a bit of a no-brainer, but it’s worth mentioning. Keeping them within your line of sight can ensure they are not exposed to anything not age-appropriate and ensure they are not eating any candy that may be dangerous.

Tips For Adult Trick-Or-Treaters

1.  “Okay” rowdy parties with neighbors

If you’re planning on having a large party, especially one that goes into the wee hours of the morning, it’s a good idea to give your neighbors some notice. Even better, invite them to join! No one can complain about the noise if you’re all in on it!

2. Be extra cautious on your commute

Planning to party hard? Cool. Please do it safely. If you plan on drinking make sure you have a designated driver lined up or use services such as Uber or Lyft. If you are driving (and not drinking) watch out for kids in the street. Even the best kids can make a mistake and run out into the road. Drive slowly and watch both sides of the road.

3. Make sure your home is safe inside and out

Make sure there is a clear, well-lit way to and from your front door. This will help ensure no one trips while getting in and out of your party. While fake blood is to be expected, make sure no one sheds any real blood by moving glass or breakable objects out of the party area.

This “best kept secret” restaurant is on the west side of Boca Ciega Bay South of Vina Del Mar Bridge. There is docking and a 5-minute walk to the beach. They offer indoor/outdoor dining, full liquor, and a menu that that includes a variety of sandwiches and seafood. Price Range: $7.00 – $21.00.
$-$$$ – As you take a cruise along the Northern Pinellas Coast and through the intercoastal Waterway, take a stop at the elegant Salt Rock Grill. Located off Gulf Blvd on Indian Shores and west side of the narrows north of Pinellas Blvd. Bridge, their newly renovated rooms have a beautiful view of the intercoastal. Park your boat and enjoy a full bar and an open pit grill.  Price Range: $6.95 – $30.00.
$-$$ – As you cruise a little further up the intercoastal you’ll find Jimmy Guana’s. Located on second street east Indian Rocks Beach, you are likely to see dolphins playing in the water as you’re docking. This venue docks 47 and though not designated for transient boaters, these slips are available for guests. Price Range: $6.00 – $15.00.
$-$$$ – While you’re on that cruise up the beach coast of the Gulf of Mexico you can find  Shephard’s Beach Resort. You can visit this fine restaurant just off Gulf Blvd, in south Clearwater Beach. They offer anchorage within shallow waters, a full-liquor bar, indoor/outdoor dining, live music, buffet, and sandwiches.
$-$$$ –  Off the intercoastal waterway you will find another spot to park your boats at the Island Way Grill. This sophisticated restaurant, located near the Clearwater Marine Aquarium, has a place to tie 6 boats to their seawal. Enjoy their sushi bar during sunset or brunch on Sunday morning.

Open Streets St. Pete Takes Over Downtown

This weekend Keep Saint Pete Local, one of St. Petersburg’s many beloved community organizations,Open Streets St. Pete introduced a new festival called Open Streets St. Pete. The Open Streets concept started in 2010 with an emphasis on making the streets available to the public for walking, biking, and community fun while regular traffic is diverted. This year was the first the idea was brought to St. Petersburg, combining it with Indie Fam Fest. It highlighted all of the best parts of our city: The makers, music, and the community.

The streets surrounding Williams park were all shut off to motorized traffic. Bikes, dogs, and vendors flooded the open pavement from 1-5pm. St. Pete has many different markets and hold its vendors in high regard. There were many local makers at Open Streets St. Pete, including St Pete’s own Kahwa Coffee, The Hole Donuts, and O’Berry’s Succulents. A food truck rally which lined the entire west side of Williams Park and kept all the bikers fed well.

You could easily see the diversity of this at Open Streets St Pete. St. Pete Music Factory, a company who helps train kids to learn about music, put on a great show with performances from many young, talented bands. Hoola Monsters provided hula-hoops for kids while adults danced alongside to thOpen Strees St. Petee music that filled the park.

The best part was the community. Church organizations, The Tampa Bay Rays, and a myriad of businesses all came together to offer a safe, fun environment for our residents and neighbors. For those living close by, it was only a short walk or bike ride to and from the event. The surrounding neighborhoods enjoy these type of events throughout the year and its residents are proud to call areas like Old Northeast, Old Southeast, and Uptown home.

Saturday Morning Market Returns to St Pete!

The Saturday Morning Market is celebrating its 13th season this year!

Open from Oct – May, it has grown to become the largest one-day-a-week fresh market in the Southeast US, with about 10,000 customers each week.

While great food, interesting crafts and live music are all wonderful elements of the market, this spirit of community is what really defines the market experience.

Many customers have shared that they think that the market is the most significant improvement to quality of life in St Petersburg.

This year there are around 200 approved vendors filling about 130 spaces. A core group of regular food and plant vendors, and a rotating group of craft vendors. They come from as far away as Port Charlotte, Orlando, and Tallahassee, and represent a wide variety of ethnicities and nationalities, contributing to a rich multicultural experience of food, crafts and music.

St.Petersburg, FL – The Historic Kenwood Neighborhood Association is proud to present its sixteenth annual BungalowFest.  BungalowFest is southwest Florida’s premier architectural home tour.
