The Nolen in St Pete

Construction is set to begin soon on the 23-story condo tower named The Nolen in downtown St Petersburg, Florida. The boutique condominium building will be located at 146 4th Avenue Northeast downtown and will be 288 feet tall, with 31 apartments. DDA Development, located in Tampa, is in charge of the project, which is overseen by John Schilling and Bowen Arnold. The business just reported that it has acquired construction finance and that the building is nearly half-sold. Late last year, the corporation closed on a $36 million loan from Trust Bank and paid US$7 million for the property.

Building licenses are due to be issued this month, with the building set to begin in the second quarter of 2022, although site removal has already begun. Along with residential units, The Nolen’s foundation will have a three-story parking structure, a residential lobby, and 1,260 square feet of ground-floor retail space. The building will include 63 parking spots and 33 long-term bicycle places in total. The parking garage’s entrance and exit will be on Rowland Court, a private street. The Nolen will take roughly 18 to 20 months to build after construction begins, with a projected opening date of early 2024.

Commentary on The Nolen in St Pete

“The Nolen has demonstrated that there is a huge demand for city living that does not compromise privacy.” The fact that there are only 31 houses, each with individual entry foyers and no shared internal walls, distinguishes it from other new construction offers,” said David Moyer, Director of Sales, Developer Services. “The Nolen’s sales pace has surpassed expectations, allowing us to go ahead of schedule and into construction,” said DDA Principal Bowen Arnold. Orange Station at the Edge, a mixed-use complex planned at 1301 1st Avenue North, is also being developed by his business.

HISTORY OF PINELLAS COUNTY

MADEIRA BEACH

“Two Miles Long and a Smile Wide” is the happy slogan of the town and the locals refer to their little city as “Mad Beach.”

Madeira Beach incorporated in the early 1950s.  The old mom and pop motels that were so charming not so many years ago have been replaced by oceanfront condominiums.  The beach is still accessible and  is as pretty as ever.  The town is largely residential and many of the residents are snow-birds, so the place is quieter than some of the more touristy areas along the Pinellas County beaches.

Two areas in Madeira Beach draw a fair number of locals and tourist’s;

The first is John’s Pass Village, a shopping and dining venue centered along a boardwalk.  The boardwalk was built in 1980 and the area has continued to develop with the fishing village theme over the years.

The second place that draws a lot of interest, especially photographers, is The Church by the Sea.  The non-denominational church was built in the 1940s.  Although it is an attractive building, the thing that makes it popular to shutterbugs is the Spanish style tower on the church.  No matter which way you look at it, the tower resembles a giant chicken!  Locals refer to it as “the chicken church.”

According to the US Census Bureau, the city has a total area of 3.3 square miles, of which 1.0 square mile is land, and 2.2 square miles are water.  The 2020 Census reported the population to be 4,301.

In 2020 there were 258 properties that sold for an average sales price of $510,208 and an average of 116 days on market.  There are currently 16 properties listed for sale with an average list price of $721,968.

HISTORY OF PINELLAS COUNTY

LARGO

It was 1886, when the Orange Belt Railroad was coming through the area that residents came together to give their community a name.  It seemed that the railroad would only build a station if the stop had a name.  Some residents wished to name the town after the daughter of a prominent resident Gideon Blitch – Luluville.  Ultimately they chose to name their town Largo, after the town’s large lake.  (In an ironic twist, the Largo lake was completely drained by the Cross Bayou Drainage District 50 years later).  Others argue that Largo gained its name from the city of Largo, Scotland, where several of the area’s settlers came from.   Because of its central location and rich farmlands, Largo quickly became the center of the area’s citrus industry, earning the title “Citrus City.”

The town was officially incorporated in 1905, and in 1913 became the first town in Florida – and the second in the nation – to adopt a town manager form of government.  The town grew rapidly through the boom times of the 1920s. It switched back and forth from “town” to “city” a few times and became a city again in 1974.

Today, residents and visitors alike flock to Largo’s Heritage Village, an open-air historical village and museum with structures dating back to the mid-late 19th century.  The Heritage Village is adjoining the Botanical Gardens, a real hidden gem!  With 182 acres showcasing flora, fauna, and natural resources in lovely surroundings…and it’s pet friendly!

According to the US Census Bureau, the city has a total of 19.47 square miles, of which 18.48 square miles is land and 0.99 square miles is water.  The 2020 Census reported the population to be 84,948.

In 2020 there were 1,921 properties that sold for an average sales price of $252,110 and an average of 35 days on market.  There are currently 94 properties listed for sale with an average list price of $279,164.
